Sparrow’s Nest is designed for a standard-sized 50’ x 125’ parcel with the CU-2-4 and CT-2-4 zoning designation. These zones fall within San Diego’s Central Urbanized Planned District. Taking advantage of the City of San Diego’s Affordable Housing Density Bonus, the project is doubling available density. The City’s requirements for a 100% increase in density are satisfied by the following:
- Provides an average of no more than 600 square feet per dwelling unit, with no dwelling unit exceeding 800 square feet
- With a portion of the lot located within a Transit Priority Area
- And where the premises can be serviced by all required utilities.
Sparrow also takes advantage of the City’s Parking Standards for Transit Priority Areas, which eliminates the need to provide parking for residential projects.
