Design
We help you reduce technical risk.
For design services, we specialize in multi-family urban infill housing. From programming to planning, we focus on technical detailing, envelope strategies, and assembly integration to reduce downstream risk. Our team works with your contractor to identify constructability issues early, advise on durable material selection, and assist with drawings so the build team has a clear scope of work. The objective is to reduce change orders, limit RFIs, and minimize post-occupancy defects through clearer detailing and coordination.
Construction Administration

Construction Administration is the fourth phase of design. During construction, we work alongside project teams to review submittals, evaluate field conditions, and resolve detailing conflicts before they become failures. We focus on water, air, and vapor control—the areas most likely to cause expensive post-occupancy issues. Our role is to help keep construction aligned with design intent and long-term performance.

If a building experiences failure in moisture intrusion, or system breakdown, we provide forensic investigations that identify the cause, the responsible parties, and the scope of repair. Post-Occupancy
Post-Occupancy Review Assists in Maintaining Revenue Generation
After year ten the developed project should be focused on profit. Owners and facility managers look to us to assist in identifying aging issues, support capital planning, and strategize recovery after storms, leaks, or catastrophic failures. We evaluate existing conditions, design durable repairs, and support the contractor’s remediation work to support safe operation and reduce revenue disruption.
