Sparrow’s Nest is designed for a standard sized 50’ x 125’ parcel with the CU-2-4 and CT-2-4 zoning designation. These zones fall within San Diego’s Central Urbanized Planned District. Taking advantage of the City of San Diego’s Affordable Housing Density Bonus, the project is doubling available density. The City’s requirements for a 100% increase in density are satisfied by the following:
Provides an average of no more than 600 square feet per dwelling unit with no dwelling unit exceeding 800 square feet
With a portion of the lot located within a Transit Priority Area
Where an applicant has not requested an incentive or waiver to exceed the maximum structure height or setbacks of the base zone
And where the premises can be serviced by all required utilities.
Sparrow also takes advantage of the City’s Parking Standards for Transit Priority Areas, that eliminates the need to provide parking for residential projects.
