This Mixed-Use project is designed along Vandever Ave., with a buildable area of 42,500 square feet under CC-3-6 zoning. DAI provides this exemplary schematic design with three options.
A By Right development project complies with existing zoning and building code regulations. With these parameters, configuration 1 includes 11 dwelling units with 2-3 bedrooms, ranging from 850 to 1,050 sf. A proposed commercial space of 695 sf is planned for the ground level. The total proposed square footage tracks to 24,913.
The affordable housing regulation provides an incentive for development that supports housing for low to moderate-income individuals, including senior and student housing. This configuration allows for 9 additional dwelling units, bringing the total to 20. The housing is categorized as 2-3 bedrooms, ranging from 710 to 900 sf, and a commercial space of 695 sf, bringing the total proposed to 33,611 sf.
Complete Communities Housing Solution provides an F.A.R. density bonus incentive for development that supports low- to moderate-income households. This configuration consists of 46 dwelling units, ranging from 2- to 3-bedroom units, with floor areas of 635 to 770 square feet. With the density bonus incentive, a leasable commercial space of 2020 sf can be offered, bringing the total proposed to 41,972 sf.
